*OFFERED AT LOW RENT AS ONLY A SHORT TERM LET*

Set in the heart of the Wiltshire village of Idmiston, this amazing detached, thatched home is available to rent immediately. It has so much to offer and would be ideal for those looking for a character home in a gorgeous location. The property is currently on the market for sale but the landlord is offering the property for an initial short term let, however, this could possibly be extended.

Approached along this pretty lane, Thatch End is located right by the church and is nestled within a thriving village community. There are two entrance halls in this quirky property! Both of them are very large and lead to the multitude of rooms spread across the spacious ground floor. The living room is large yet cosy with open fire, beamed ceiling and entrance into the lovely conservatory. Also meandering from the hallway is the impressive dining room, again with large open fireplace and plenty of beams. The kitchen/diner is massive! At one end is the cosy dining area and at the other, masses of fitted units and storage, a large range style gas cooker, fridge, dishwasher and washing machine. There is an inner hallway that leads to the Annexe area with private lounge and mezzanine bedroom above. This area would be ideal as either a "quiet area" within the house or could be used as a guest suite or granny annexe. There are two bathrooms on the ground floor, one with bath, separate shower cubicle, WC and sink and one with bath, shower over, WC and sink.

Up on the first floor you are met with an array of period features, beams and "not so straight" floors! There are two double bedrooms and one is joined to and entered via a smaller single bedroom. This could work well for someone with a young child or who wants a lovely dressing room! Two of the bedrooms have generous fitted storage space.

Outside the property there is a large driveway to the side plus a double garage. The garden is lovely and also has a sheltered and sunny decked area. The garden is completely enclosed and mainly laid to lawn.

Though this unique home is over 400 years old, it has been maintained and updated sympathetically with gas central heating, new boiler and has been recently redecorated.

The property can be let on a furnished or part furnished basis and the landlord will consider pets (at their discretion).

Tenant Information

Our agency will not progress an application until the holding deposit has been paid and an application form is completed and returned by the applicant(s). To avoid unnecessary delays, it’s important that you return your application form(s) within 48 hours.

The holding deposit is the equivalent of one week’s rent, which once paid, is offset against the total balance due.

A tenancy cannot be completed until the agreed first month’s rent and bond are paid in full. On occasions, the Landlord may request a guarantor in order to offer a tenancy subject to referencing. The holding deposit is non-refundable should following referencing, it is discovered that key material facts have been omitted or prove false which then leads to the Landlord declining your application.

By paying the holding deposit, the property you have reserved will be taken off the market and all future viewings cancelled, and it is therefore deemed fair that the tenant will receive no refund should they later decide not to take up the tenancy or fail to move in on the agreed proposed check in date.

If the Landlord decides against proceeding with the tenancy, the tenant will receive a full refund of all monies paid.
